The USDA has a rural development program that allows many in Florida to buy with absolutely no money down. Thousands are taking advantage of this amazing program with scores as low as 620. The terms are very favorable for this program so don’t expect to have to pay an exorbitant rate because its a $0 down loan program.

How Do Get a USDA Loan?

Using a lender like us utilizing the USDA Guaranteed program your household income must be below about $74,500 for a household of 4 or less. If you have 5 or more in your household the limit is about $98,000. FHA Financing in Florida!

Low Down Payment and No Geographic Limitations!

The FHA program lets you buy with as little as 3.5% down and has no geographic limitations on where you can buy like the zero down USDA program does. With a credit score as low as 600 we can help you finance a home! This program allows non-occupant co-borrowers as well as documented gifts for a down payment.

How Much Can I Qualify For?

Through the FHA program we have more flexibility when it comes to your debt to income ratios. There are certain compensating factors that may allow you to borrow more than you could with conventional financing. It all depends on what the automated underwriting findings indicate. Conventional Financing in Florida!

Buy With a Flexible Down Payment!

With conventional financing in Florida you can buy with as little as 3% down for first time home buyers. For everyone else the minimum is a 5% down payment. If you plan on putting 20% down then you can eliminate any need for private mortgage insurance or PMI. If you plan on buying a second home your minimum down payment would be 10%, and 20% for an investment property.

Your Good Credit Score Deserves Perks!

The beauty of conventional financing is that the higher your credit score, typically the lower your interest rate will be, and not only your interest rate but your private mortgage insurance as well! With FHA the mortgage insurance is always .85%. With conventional financing the more you put down and the higher your credit score the lower your PMI rate will be. Of  course with 20% down PMI is eliminated.

VA Financing in Florida!

No Down Payment!

The VA offers a benefit to its veterans that allows them to buy a home with no money down and no monthly mortgage insurance. There is an up front funding fee of 2.15% for first time use and 3.3% for secondary use. We also offer second tier financing which allows the vet the use their VA entitlement simultaneously on a second home when its clear that the new home will be the vets primary residence.

How Do I Use My VA Benefit?

We will guide you though the process but the first thing you need in hand is your DD-214, with that we can order your certificate of eligibility. Using someone experienced with VA financing is key because there are some nuances about this program that need to be handled appropriately in order to make your transaction go smoothly and quickly.
